Terms and Conditions

These Terms and Conditions (“Terms”) govern your use of the Rentory platform, operated by Rentory (“we”, “us”, or “our”). Please read them carefully. By accessing or using Rentory, you agree to be bound by these Terms. If you do not agree, you must not use the platform.

1. Acceptance of Terms

By creating an account or using Rentory, you confirm that you have read, understood, and agree to these Terms and our Privacy Policy. Where we make material changes to these Terms, we will notify you by email or via a prominent notice on the platform and ask you to re-accept before continuing to use the service. Non-material updates (such as clarifications or formatting) will be reflected in the version number and date above.

2. Eligibility

You must be at least 18 years old to create an account and use Rentory. By registering, you confirm that the information you provide is accurate, complete, and current. You are responsible for maintaining the accuracy of your account information at all times.

3. Account Responsibilities

You are responsible for:

  • Keeping your login credentials secure and confidential.
  • All activity that occurs under your account.
  • Maintaining an accurate and up-to-date profile.
  • Notifying us immediately at [email protected] if you suspect unauthorised access to your account.

4. Property Listings

Landlords are responsible for ensuring that all property information they submit is accurate, truthful, and not misleading. Rentory reserves the right to remove or modify any listing that violates these Terms or is reported as inaccurate. Listings must not contain discriminatory language or content that breaches applicable laws, including the Equality Act 2010.

5. Reviews and Content

Rentory operates a mutual review system where tenants and landlords can review each other following a tenancy. By submitting a review, you agree to the following:

  • Reviews must be honest, fair, and based on your genuine personal experience of the tenancy in question. Reviews should be specific and constructive, focusing on factual events and experiences rather than personal attacks or generalised complaints.
  • You may only submit one review per tenancy.
  • Review window — standard tenancies: Where a tenancy ended within the past 30 days, reviews from both parties are held privately and revealed simultaneously once both have submitted. If only one party submits within the 30-day window, that review will not be published and both parties forfeit the opportunity to review for that tenancy.
  • Review window — retrospective tenancies: Where a tenancy ended more than 30 days ago but within the past 24 months, a review may be submitted and will be published immediately upon submission without requiring a mutual review from the other party.
  • Tenancies that ended more than 24 months ago are not eligible for review.
  • Once a review is revealed or published, the reviewed party may submit a public response. Responses are displayed alongside the original review and are subject to the same content standards set out in this section.
  • Reviews are final once revealed or published and cannot be edited or deleted, except where successfully disputed under Section 8 or where we determine removal is required under Section 6.
  • You grant Rentory a non-exclusive, royalty-free, worldwide licence to display, distribute, and use your submitted content on the platform for as long as it remains published.
  • Reviews must not be defamatory, discriminatory, contain personal contact information, or otherwise breach these Terms.

6. User Content — Hosting and Moderation

Rentory is a platform that hosts content submitted by its users. We do not produce, verify, or endorse user-submitted reviews, listings, or messages. In accordance with Section 5 of the Defamation Act 2013, we are not the publisher of user-generated content posted on this platform.

We reserve the right to remove or restrict access to any content that we reasonably believe:

  • Is defamatory, harassing, or unlawful.
  • Violates these Terms or our community guidelines.
  • Has been the subject of a valid legal complaint or court order.

To report content you believe violates these Terms, please contact us at [email protected] with details of the content and the reason for your report. We will review all reports in good faith and aim to respond within 10 business days.

7. Tenancy Codes

Tenancy codes are generated by landlords to link tenants to a specific property and tenancy period. Codes should only be shared directly with the relevant tenant and must not be posted publicly. Misuse of tenancy codes — including claiming a tenancy you were not part of — is a violation of these Terms and may result in account suspension and removal of associated content.

8. Disputes

If you believe a review is unfair, inaccurate, or violates these Terms, you may file a dispute through the platform. All parties must act in good faith and provide truthful supporting evidence. Disputes are reviewed by our admin team, whose decisions are final subject to any applicable legal rights. Filing frivolous or bad-faith disputes may result in account restrictions. We aim to resolve disputes within 5–7 business days and will notify all parties of the outcome.

9. Messaging

Rentory provides a contact relay system that allows tenants and landlords to communicate without sharing personal contact details. When using this system, you agree not to:

  • Send abusive, threatening, or harassing messages.
  • Use the messaging system for spam or unsolicited advertising.
  • Attempt to circumvent the relay system to harvest personal information.

We reserve the right to review messages where a report of abuse has been made and to suspend accounts that misuse the messaging system.

10. Prohibited Conduct

You must not:

  • Submit fake, misleading, or fabricated reviews or listings.
  • Create multiple accounts or impersonate another person or entity.
  • Harass, threaten, or intimidate other users.
  • Use the platform for spam, phishing, or any unlawful purpose.
  • Attempt to interfere with the platform’s security, infrastructure, or functionality.
  • Scrape, copy, or systematically extract data from the platform without our prior written consent.
  • Use the platform in any way that violates applicable law, including UK data protection law.

11. Intellectual Property

All content, branding, design, and software associated with Rentory are the intellectual property of Rentory and its licensors. You may not reproduce, distribute, or create derivative works from any part of the platform without prior written consent. Nothing in these Terms transfers any intellectual property rights to you.

12. Disclaimer of Warranties

Rentory is provided “as is” and “as available” without warranties of any kind, express or implied. We do not warrant that the platform will be uninterrupted, error-free, or free from viruses. We do not verify the accuracy of user-submitted content, including property listings, reviews, or ratings, and make no representations about their reliability. You rely on content found on the platform at your own risk.

13. Limitation of Liability

Rentory is an informational platform that facilitates transparency in the rental market. We do not act as a landlord, tenant, estate agent, or property manager, and we are not a party to any tenancy agreement.

To the fullest extent permitted by law, Rentory shall not be liable for:

  • Any indirect, incidental, special, or consequential loss or damage.
  • Loss of profits, revenue, data, goodwill, or opportunity.
  • Disputes, damages, or losses arising from interactions between tenants and landlords.
  • Decisions made in reliance on user-submitted content found on the platform.
  • Temporary unavailability of the platform.

Our total aggregate liability to you in connection with these Terms or your use of Rentory shall not exceed £100 or the total fees (if any) paid by you to us in the 12 months preceding the claim, whichever is greater.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law under the Consumer Rights Act 2015 or otherwise.

14. Termination

We reserve the right to suspend or terminate your account if you breach these Terms, engage in prohibited conduct, or if we determine that your use of the platform poses a risk to other users or the integrity of the service. Where reasonably practicable, we will give you notice before taking action and an opportunity to respond. Where immediate action is necessary to protect other users or the platform, we may act without notice. You may delete your account at any time through your account settings. Termination does not affect any rights or obligations that arose prior to the date of termination.

15. Changes to These Terms

We may update these Terms from time to time. For material changes — those that affect your rights or obligations — we will notify you by email or via a prominent notice on the platform and require your re-acceptance before you continue using the service. The version number and date at the top of this page always reflect the current version.

16. Governing Law

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes) shall be governed by and construed in accordance with the laws of England and Wales. You and we both agree to submit to the exclusive jurisdiction of the courts of England and Wales, without prejudice to any rights you may have as a consumer under applicable law.
